PURPOSE: Application is made for consent to convey 352.9 square metres of vacant land, shown as Part 1 on the sketch attached to the application, for future residential use.
Part 2, being 319.7 square metres of land, will be retained for continued residential use of the existing dwelling and shed known as 16 Chaffey Street.
The effect of the consent application will be the creation of 1 new lot shown as Part 1 on the sketch.
The subject land is also subject to concurrent Minor Variance File No. A16-2024.

Part 2, being 429.96 square metres of land, will be retained for continued residential use of the existing dwelling known as 24 Walnut Street.
The effect of this consent application is to create 1 new lot shown as Part 1 on the sketch.

PURPOSE: Application is made for consent to partial discharge of mortgage or charge and to convey 547.3 square metres of land containing an inground pool and a shed (both to be removed), shown as Part 3 on the sketch attached to the application, for future residential use of a single dwelling.
Part 2, being 429.96 square metres of land, will be retained for continued residential use of the existing dwelling known as 24 Walnut Street.
The effect of this consent application is to create 1 new lot shown as Part 3 on the sketch.
The subject land is also subject to concurrent Consent File No. B012-2024WELL.

Location: 618 and 622 Clare Avenue
PURPOSE: Application is made for consent to convey 418.34 square metres of land containing a semi-detached dwelling unit under construction, shown as Part 1 on Reference Plan 59R-17988 attached to the application, for future residential use of the semi-detached dwelling unit known as 622 Clare Avenue.
The retained parcel shown as Part 2 on Reference Plan 59R-17988, being 417.88 square metres of land, will be retained for future residential use of the semi-detached dwelling unit now under construction, known as 618 Clare Avenue.
The effect of this consent application is to create 1 new lot for an existing semi-detached dwelling unit.

Location: 16 Chaffey Street
PURPOSE: Variance requested from Zoning By-law 2017-117 as follows:
Table 7.3.1 - RL2 Zone - Column 3 - To permit a minimum lot frontage of 8 metres instead of the required 9 metres for a proposed lot (Part 1 on sketch).
PLEASE NOTE: This Notice has been revised to reflect a revised sketch and a new Hearing date.
The subject land shown as Part 1 on the sketch is also subject to Consent File No. B010-2024WELL.
EXPLANATORY NOTE: Relief is requested to permit the creation of a new lot with reduced lot frontage for future residential use (Part 1 on sketch).

Owner: Warankie
Location: 546 South Pelham Road
PURPOSE: Variances requested from Zoning By-law 2017-117 as follows:
Section 5.3.2 a) i) - To permit a proposed detached private garage, being approximately 117.97 square metres in size, to be located in the front yard instead of in the interior side yard or rear yard.
Section 5.3.3 - To permit a maximum height of 8.6 metres instead of the maximum 6 metres for a proposed accessory building (detached garage) being approximately 117.97 square metres.
EXPLANATORY NOTE: Relief is requested to permit a new detached garage to be located in the front yard and with increased height.

A Public Hearing will be held by the Committee to consider these Applications at 5:00 P.M., Wednesday, July 24, 2024 at the Civic Square, Council Chambers, 60 East Main Street, Welland.

You are entitled to attend this Hearing to express your views orally in favour of, or in opposition to, this Application.

You may make written comments in favour of, or in opposition to, this Application, to be considered by the Committee at the Hearing. Please submit written comments to the Secretary-Treasurer at the address or email shown below by Thursday, July 18, 2024. All comments received will form part of the public record.

If you do not participate in this Hearing, it may proceed in your absence and except as otherwise provided in the Planning Act, you will not be entitled to any further notice in the proceedings

The Applicant or their Agent must participate in the Hearing.

If a specified person or public body that files an appeal of a Decision of the City of Welland Committee of Adjustment in respect of the proposed Consents does not make written submissions to the City of Welland Committee of Adjustment before it gives or refuses to give a provisional Consent, the Ontario Land Tribunal may dismiss the appeal.

If you wish to be notified of the Decision of the City of Welland Committee of Adjustment in respect of the proposed Consents and Variances, you must make a written request to the Secretary-Treasurer at the address or email shown below. This will also entitle you to be advised of a possible Ontario Land Tribunal Hearing should the Decision be appealed by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
