A Complete Application has been made by The Biglieri Group on behalf of Idrakoth Ltd. for Redline Revision to Draft Plan of Common Element Condominium for lands THOROLD PT TWP LOTS 229 AND 230 PLAN M75 PT BLKS F AND G RP 59R17062 PARTS 1 TO 27, Welland, municipally known as 205 Lancaster Drive. The subject lands are designated Built-Up Area in the Regional Official Plan, as Special Policy High Density Residential and Special Policy Medium Density Residential in the City of Welland Official Plan, and zoned Site-Specific Residential Medium Density – H-RM-109, Site-Specific Residential Medium Density – H-RM-110, and Site-Specific Residential High Density – H-RH-111 by By-law 2017-117.

The application proposes a redline revision to the draft approved plan of common element condominium to adjust a block boundary by shifting it 3.5 metres to the east. For the purpose of creating additional space within that block to accommodate an increase open space. A reduced plan of the proposed redline revision has been provided for your information. The public is invited to make written submissions to the City of Welland Planning Division regarding this proposal prior to the decision.

Only a specified person, as defined in the Planning Act, or public body that has made an oral or written submission to the City of Welland Council before the approval authority gives or refuses to give approval to the draft plan of subdivision may appeal this decision.
