A complete application has been made by Davies Howe on behalf of 2599587 Ontario Ltd. for Modification to Draft Plan of Subdivision Conditions (Condition No. 92 of Draft Plan Conditions) for lands legally described as Part of Lots 19 and 20, Concession 1, Part of Lots 19 and 20, Concession 2, Part of the road allowance between Concessions 1 and 2 (closed), Part of Lot 19, Concession 3, Part of Lot 19, Concession 4, Part of the road allowance between Concessions 3 and 4 (closed), in the former Township of Crowland, Lots 25 to 28 (inclusive), Lots 50 to 56 (inclusive), Part of Lots 23, 24, 29, 30, 31, 32, 49 and 57, Part of Tutty Street (closed), Registered Plan 975 (Registered Plan 56, Township of Crowland), and Blocks 168, 169, and 170 on Registered Plan 59M-269, City of Welland, municipally known as 289 Daimler Parkway (formerly Hunters Pointe Golf Course). The subject lands are designated Residential Medium Density, Residential Low Density, Neighbourhood Commercial, Open Space and Recreation and Environmental Protection in the City’s Official Plan and Zoned Residential Low Density 2 – RL2, Site Specific Residential Low Density 2 – RL2-92, Site Specific Neighbourhood Commercial – NC-93, Site Specific Neighbourhood Commercial – NC-XX, Open Space 2 – O2, and Environmental Protection Overlay – EP in Zoning By-law 2017-117, as amended.

This request for Modification to Draft Plan of Subdivision Conditions has been made to delete Condition No. 92 related to the construction of an overpass from Hunters Pointe Redevelopment to Oxford Road, crossing the 406.

This notice must be posted by the owner of any land that contains seven or more residential units in a location that is visible to all of the residents./

A reduced plan of the proposed Draft Plan has been provided for your information. Submitted technical information and details in conjunction with this request can be found under documents.

The public is invited to make written submissions to the City of Welland Planning Division regarding this proposal prior to the decision. This matter will be considered at the upcoming meeting of the City of Welland Council on April 29, 2025.

Only a specified person, as defined in the Planning Act, or public body that has made an oral or written submission to the City of Welland Council before the approval authority gave its approval to the Draft Plan of Subdivision may appeal this decision.
