Owner: Estate of Crystal Mammoliti
Location: 98 Montgomery Road
PURPOSE: Variances requested from Zoning By-law 2017-117, as amended as follows:
Section 5.3.3 - To permit a maximum accessory building height of 8.8 metres instead of the maximum 6 metres for a proposed 2 storey accessory building being approximately 160.5 square metres in size.
Section 5.3.4 - To permit a maximum total accessory building lot coverage of 11 percent instead of the maximum 10 percent for 2 existing accessory buildings/structures and 1 proposed accessory building.
EXPLANATORY NOTE: Relief is requested to permit the construction of a detached 2 storey garage containing an upper accessory dwelling unit, with increased height and an increase in total accessory building lot coverage.

Location: 30 Rice Road
PURPOSE: Variances requested from Zoning By-law 2017-117, as amended as follows:
Section 5.39 - Snow Storage Areas - To eliminate the required snow storage area of 2 percent of parking areas, loading spaces, private streets and driveways for the proposed Commercial use on the proposed lot.
Table 6.4.2 - Required Commercial Parking Spaces - To permit a reduction in the number of required parking spaces from 38 spaces (1 space per 30 square metres of gross floor area) to 32 spaces (1 space per 35 square metres of gross floor area) for the proposed commercial buildings on the proposed lot.
Section 6.6 a) - Loading Spaces - To permit 0 off-street loading spaces instead of the 1 required loading space for Building C on the site plan.
Section 6.6 c) - Loading Spaces - To allow the loading space provided for Building D on the site plan to not abut the building whereas such loading space shall abut the building.
EXPLANATORY NOTE: Relief is requested to permit the construction of 2 commercial buildings on a proposed lot (Site A on the overall site plan) with no snow storage area, reduced parking spaces, no loading space for Building C and to permit the provided loading space not to abut Building D.

PURPOSE: Variances requested from Zoning By-law 2017-117, as amended as follows:
Table 6.7.1 - Bicycle Parking Spaces - To permit 0 bicycle parking spaces instead of the minimum 1 required bicycle parking space (at 0.25 spaces per dwelling unit) for 4 proposed dwelling units.
Table 8.2.1 - DMC Zone - Footnote (1) - To permit dwelling units to occupy 100 percent of the ground floor of the existing building in the Downtown Mixed Use Centre Zone instead of the maximum 75 percent and to permit the street front portion of the existing building to be used exclusively for residential uses instead of non-residential uses.
EXPLANATORY NOTE: Relief is requested to permit the conversion of, and a second storey addition to, the existing building to create 4 residential dwelling units with no bicycle parking and no commercial uses on the ground floor.

EXPLANATORY NOTE: Relief is requested to permit a reduced rear yard setback for an existing townhouse unit on a proposed lot (Part 1 on sketch).

You are entitled to attend this Hearing in person to express your views orally in favour of, or in opposition to, this Application.

You may make written comments in favour of, or in opposition to, this Application, to be considered by the Committee at the Hearing. Please submit written comments to the Secretary-Treasurer at the address or email shown below by Thursday, April 24, 2025. All comments received will form part of the public record.

If you do not participate in this Hearing, it may proceed in your absence and except as otherwise provided in the Planning Act, you will not be entitled to any further notice in the proceedings

The Applicant or their Agent must participate in the Hearing.
