Location: 555 Prince Charles Drive North
PURPOSE: Application is made for consent to convey an easement in perpetuity over 214 square metres of vacant land, shown as Part 1 on the sketch
attached to the application, for access purposes, to the benefit of Part 3 on the sketch. Part 3 is known municipally as 517 Prince Charles Drive North.
Part 2, being 16,056 square metres of land, is to be retained for continued use of the existing medical office building known municipally as 555 Prince Charles Drive North.
The effect of this consent application is to create an access easement over Part 1 in favour of abutting lands shown as Part 3 on the sketch.

Location: 601 Wright Street
PURPOSE: Variances requested from Zoning By-law 2017-117, as amended as follows:
Section 5.10.5 a) - To permit a roofed/covered deck and stairs with a maximum height from grade of 1.8 metres instead of the maximum 1.5 metres
from grade, to project into the required front yard.
Section 6.9.1 b) - To permit an increase in the maximum width of the driveway accessed from McCabe Avenue to 12 metres instead of the maximum 6 metres.
EXPLANATORY NOTE: Relief is requested to permit a height increase for a front covered deck and stairs, and to permit an increase in the width of the
driveway accessed from McCabe Avenue, for a proposed dwelling with 4 units.

Location: 296 Matthews Road
PURPOSE: Variance requested from Zoning By-law 2017-117, as amended as follows:
Section 4 - Definitions - Home Industry is defined as: "Means a small scale use, providing a service primarily to the rural or farming community and which
is accessory to a single-detached dwelling or agricultural operation and performed by one or more residents of the household on the same property. A home
industry may be conducted in whole or in part in an accessory building and may include a carpentry shop, a metal working shop, a welding shop, an electrical
shop, or blacksmith’s shop, etc., but does not include an auto repair or paint shop".
The request is to vary the Home Industry definition to include "auto repair/motor vehicle repair shop".
EXPLANATORY NOTE: Relief is requested to permit an auto repair/motor vehicle repair shop as a Home Industry.

A Public Hearing will be held by the Committee to consider these Applications at 5:00 P.M., Wednesday, February 5, 2025 at the Civic Square, Council Chambers, 60 East Main Street, Welland.
You are entitled to attend this Hearing in person to express your views orally in favour of, or in opposition to, this Application.
You may make written comments in favour of, or in opposition to, this Application, to be considered by the Committee at the Hearing. Please submit written comments to the Secretary-Treasurer at the address or email shown below by Thursday, January 30, 2025. All comments received will form part of the public record. If you do not participate in this Hearing, it may proceed in your absence and except as otherwise provided in the Planning Act, you will not be entitled to any further notice in the proceedings.
The Applicant or their Agent must participate in the Hearing.
If a specified person or public body that files an appeal of a Decision of the City of Welland Committee of Adjustment in respect of the proposed Consents does not make written submissions to the City of Welland Committee of Adjustment before it gives or refuses to give a provisional Consent, the Ontario Land Tribunal may dismiss the appeal.
If you wish to be notified of the Decision of the City of Welland Committee of Adjustment in respect of the proposed Consents and Variances, you must make a written request to the Secretary-Treasurer at the address or email shown below. This will also entitle you to be advised of a possible Ontario Land Tribunal Hearing should the Decision be appealed by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
